When selling a property, it is important that your property stands out from the crowd. You can do this quite easily and cheaply by following some of these tips:
1. Street and General Appeal
It is critical that your property presents at its best from the street so that when potential buyers turn up the first impression is a good one. Many buyers will drive off without ever setting foot in the property if the presentation is poor from the street. Make sure the inside is also looking its best by tidying up the house, giving it a coat of paint if it needs one or doing a general cleanup before each open for inspection.
2. Price The Property According To The Market
If the price you ask is too high then you will not draw many, if any, buyers to your property. It is therefore critical to price the property according to the market of the day. You can do this by getting an independent valuation from a reputable property valuer, asking a reputable real estate agent for their opinion or by checking out what other properties like yours are selling for in the area.
3. Find Out What Buyers Are Saying
Once your property is one the market it is important to know what buyers are saying about it. This is where your agent earns their keep. Make sure your agent keeps a record of all buyers inspecting your property and also what those buyers say about it. That information can be very useful in deciding if your campaign is on target, the price is right or if something needs to be done to attract and keep buyers interested in your property.
